Built for the record

Everything about a repair stays with the unit: what was reported, what you did, and when.

Photos that hold up

Up to ten per request, resized on the phone with location data removed. Each unit keeps them with their dates, ready for the next deposit question.

Residents never pay

A free app and your invite is all they need. If your plan lapses, residents still report and follow every request.

Emergencies go to a phone first

Every report starts by asking whether anyone is in danger.

Everyone in the unit sees it

Roommates each join with their own invite, so a leak gets reported once. When someone moves out, they keep what they reported.

A record nobody rewrites

One thread per request. Messages and photos stay as posted, and a second plumber visit lands on the timeline next to the first.

From drip to done

  1. Maya reports the leak from her kitchen

Danger check, what kind of problem, how soon, when someone can come in, three photos. Under a minute.

  2. You book the plumber

Name who is coming and when. Maya and her roommate see it the moment you save.

  3. If the fix doesn’t hold, she reopens it

Resolved requests can be reopened for 14 days, so fixed has to mean fixed.

Priced by how many units you have

Every plan has every feature. Planned launch prices, billed through the App Store or Google Play.

At 15 units: unitwatch $9.99 a month. Landlord Studio Pro is about $29.40, DoorLoop One starts at $199.

Over 75 units, talk to us. Competitor prices are from their own pricing pages in October 2026 and include much more than maintenance. At 3 units or fewer, Landlord Studio Go is free too.

Questions

When does it launch?

We are building it now. The beta opens to the waitlist first, on iPhone and Android, in the US.

Is this a property-management suite?

No. There is no rent collection, leasing or accounting. unitwatch does maintenance requests and nothing else, and tries to do them better than anything else.

Aren’t there free tools that do this?

Yes, some suites include basic requests on a free plan. If yours works for you and your residents, keep it. unitwatch is for landlords who want reporting residents actually use and a record that holds up.

Do residents pay or sign up for anything?

They install the free app and join with an invite you send by text, email or on paper. They never pay, and they never see a paywall.

What counts as a unit?

Each space you rent out. A house is one unit. Shared spaces like a hallway or laundry room are included with the building and don’t count.

What if my plan lapses?

Residents keep reporting and you keep seeing every request. You just can’t add units or invites until you renew or archive some.

Can my property manager use it too?

The first release has one owner per account. Adding managers comes soon after.

Do contractors need accounts?

No. You record who is doing the work and when. They can stay on the phone.

What happens to photos?

They are resized on the phone, location data is removed, and they are stored privately where only that unit’s residents and you can see them.

What if someone deletes their account?

Their profile, messages and photos are deleted. The request stays in the unit’s history without them.

What do you do with my email?

We use it to tell you when the beta opens and, if you ticked the box, to ask about a call. Nothing else, and we never share it.
